Can I talk to an adviser before I have found a property?

Yes. An early conversation can help you understand the documents to prepare and a sensible purchase range. Any pre-approval is subject to its conditions, expiry and the lender’s assessment of the property and your circumstances. It is not an unconditional promise to lend.

Will the adviser compare every lender?

Not necessarily. Each adviser has their own lender access and scope of service. Ask which lenders they can consider, which they cannot, and why a particular option has been recommended. A listing in our provider catalogue does not establish that your adviser can arrange that provider’s products.

What does mortgage advice cost?

The adviser should explain any fees, lender-paid commission and circumstances in which a fee might become payable before you agree to proceed. Legal costs, valuations and lender charges may be separate. Do not assume the service or a change of lender is cost-free.
